The Challenge
The former bachelor housing located in Munich’s quarter Haidhausen shows 290 single-room-apartments in poor M&E conditions, which along with the whole building need urgent refurbishment including a valid fire safety concept.
The Solution
Energy refurbishment comprises insulation of the façade, reaching the highest German standard and at the same time a modern and colourful appearance. In addition to triple glazed windows we install decentralized domestic ventilation with heat recovery, ceiling and basement insulation and energy saving M&E installations. Formerly sad looking hallways are transformed by modern feature lighting.
The refurbishment of the apartments had to be done one by one over a longer period. In the beginning a sample apartment was designed. During the four-week renovation of an apartment occupiers were offered alternative housing in the same building. Unoccupied apartments were completely outfitted with a contemporary living standard.
Finally after long negotiations with local authorities hoyos architekten obtains the approval for the owner to erect duplex apartments on the building top with marvellous views to the alps.
